Well-priced houses in the Brookshyre, Heatherfield, Southfield Meadows, and Windsor Ridge tiers see multiple offers and short market times. Above $1.6M, custom and estate properties trade more selectively and require more careful preparation. For sellers, a clean pre-list inspection and tight pricing remain the highest-leverage moves. For buyers, pre-approval and a willingness to act decisively are not optional in this submarket.
