Which builders does The Wu Team work with for new construction?+
The Wu Team works directly with all six major production builders active in the Greater Princeton area: American Properties, K. Hovnanian, Lennar, Pulte Homes, Sharbell, and Toll Brothers. Each builder has a dedicated page on this site covering their active communities, available floor plans, and current pricing. The Wu Team is an independent buyer's agent and is not affiliated with any builder. Representation is included at no extra cost when you purchase through The Wu Team regardless of which builder or community you choose.
Do I need my own agent when buying a new construction home?+
Yes. The builder's sales agent works for the builder, not for you. Having your own buyer's agent before you visit a sales office means you have someone reviewing the purchase agreement, flagging builder-friendly clauses, negotiating upgrade credits and lot premiums, and representing your interests through closing. Builder contracts are often long and contain terms that favor the builder on timelines, inspections, and change orders. In most cases, buyer agent compensation on new construction is paid by the builder, so you receive full representation at no extra cost. Critically, you need to register your agent before your first visit to the sales office. If you visit without an agent, most builders will not allow you to add one later.
Builder reps work for the builder - not you.
The Wu Team provides full buyer representation on new construction purchases at no extra cost to you. We negotiate upgrades, lot premiums, and closing credits, and review every contract before you sign.
