New construction homes near Princeton NJ span three counties and fifteen towns, from entry-level loft condos priced from the upper $300s to luxury single-family homes approaching $2M. The active communities represented on this page are built by six national and regional production builders: American Properties, K. Hovnanian, Lennar, Pulte Homes, Sharbell, and Toll Brothers. Whether you are searching for new construction homes in Princeton NJ itself, townhomes in West Windsor, or single-family homes in Hillsborough, The Wu Team tracks every active community across Mercer, Middlesex, and Somerset counties so you can compare options in one place.

Prices across the footprint range from the mid-$300s for loft condos in Robbinsville to over $1.7M for single-family homes at Greens at Royce Brook in Hillsborough. The most active clusters are in West Windsor (three communities from the low $600s to over $1M), South Brunswick (three communities along Route 1 from the $500s), and Hopewell (two Lennar communities covering lofts, townhomes, and single-family from the upper $400s to over $1M). In Princeton proper, Toll Brothers Magnolia Square offers 24 boutique townhomes at roughly $1.5M with Princeton Public Schools.

Buyer representation for new construction is included at no extra cost when you work with The Wu Team. Builder sales offices represent the builder, not you. Having an independent agent before your first visit means you have someone reviewing purchase agreements, negotiating upgrade credits and lot premiums, and ensuring your interests are protected throughout the build process. Register your agent before visiting any sales office so your representation is recognized from the start.

Which builders does The Wu Team work with for new construction?+

The Wu Team works directly with all six major production builders active in the Greater Princeton area: American Properties, K. Hovnanian, Lennar, Pulte Homes, Sharbell, and Toll Brothers. Each builder has a dedicated page on this site covering their active communities, available floor plans, and current pricing. The Wu Team is an independent buyer's agent and is not affiliated with any builder. Representation is included at no extra cost when you purchase through The Wu Team regardless of which builder or community you choose.

Do I need my own agent when buying a new construction home?+

Yes. The builder's sales agent works for the builder, not for you. Having your own buyer's agent before you visit a sales office means you have someone reviewing the purchase agreement, flagging builder-friendly clauses, negotiating upgrade credits and lot premiums, and representing your interests through closing. Builder contracts are often long and contain terms that favor the builder on timelines, inspections, and change orders. In most cases, buyer agent compensation on new construction is paid by the builder, so you receive full representation at no extra cost. Critically, you need to register your agent before your first visit to the sales office. If you visit without an agent, most builders will not allow you to add one later.

Builder reps work for the builder - not you.

The Wu Team provides full buyer representation on new construction purchases at no extra cost to you. We negotiate upgrades, lot premiums, and closing credits, and review every contract before you sign.
