New Jersey's Realty Transfer Fee (RTF), often searched as the "NJ transfer tax" or "realty transfer tax", is a state fee the seller pays at closing when a property changes hands. How much is the NJ Realty Transfer Fee?

It is graduated by sale price, a fraction of one percent that rises as the price climbs. For most Greater Princeton homes it lands in the low-to-mid four figures, and into five figures on luxury sales. The calculator above gives your exact RTF for any price.

Who pays the realty transfer fee in NJ, buyer or seller?

The seller pays the RTF at closing. Sellers who are 62 or older, blind, or disabled get roughly a 50% reduction on a primary residence.

What about homes over $1 million (the "mansion" fee)?

As of July 10, 2025, sales over $1,000,000 carry an additional seller-paid graduated fee of 1% to 3.5% of the full purchase price, a change from the prior buyer-paid 1% mansion tax. The calculator applies it automatically once the price crosses $1M.

Is the transfer fee the same as capital-gains tax?
